How is rental value calculated in the UK?
Estate agents and letting agents typically set asking rent by comparing a property to recently let "comparables" in the same postcode. Our tool replicates this logic — it starts from real average rents for your area and bedroom count, then applies adjustments for each feature of your property.
Each factor has a measured impact on rental price. Location is the biggest driver — a 1-bedroom flat in London can cost 3× more than an equivalent property in Sunderland. After location, condition, energy efficiency and off-street parking are the factors most within a landlord's control.
What is gross rental yield?
Gross rental yield is the annual rent as a percentage of the property's purchase price. It tells you how much income your investment generates before costs.
To calculate it, enter your property's purchase price in the optional field — our calculator will show the gross yield alongside your estimated rent.
Does EPC rating affect rent?
Yes, and increasingly so. Research by Rightmove found that properties with an EPC rating of C or above achieve measurably higher rents and let faster. The government is also consulting on requiring all new tenancies to meet EPC E or above (with stricter targets by 2028).
Upgrading from an F or G rating to a C typically involves loft insulation, cavity wall insulation or a more efficient boiler — investments that can pay back through higher rent and lower void periods.
Gross rental yield by UK city (2026)
| City | Typical yield |
|---|---|
| London | 3–4% |
| Manchester | 5–7% |
| Birmingham | 5–6% |
| Leeds | 5–7% |
| Liverpool | 6–8% |
| UK Average | 4–5% |
Gross yield benchmarks; net yield after costs is typically 1–2% lower.
Should I furnish my rental property?
Furnished and part-furnished properties typically command 5–10% more rent, especially in city centres, near universities, and for short-term lets. However, furnishings involve upfront cost and responsibility for replacement.
A middle ground — white goods (washing machine, fridge-freezer, dishwasher) with no furniture — is increasingly popular and often achieves similar premiums without the full cost of soft furnishings.
How accurate is this estimate?
Our estimates are based on 2026/27 average rents for each UK postcode area, adjusted for property-specific factors. Real market rent varies by street, presentation and current demand, so the estimate carries a ±10% margin. Use it as a starting point — then check Rightmove and Zoopla for live comparables in your postcode before setting your asking rent.
Frequently asked questions
How much rent can I charge for a 2-bedroom house in the UK?
Average 2-bedroom house rents in the UK vary significantly by location. In London, a 2-bed averages around £2,425/month. In Manchester it is approximately £1,200/month, in Birmingham around £1,100/month, and in Leeds around £1,050/month. In smaller towns and cities in the North and Midlands, 2-bed rents often fall in the £750–£950/month range. Our calculator estimates your specific property's value based on postcode, condition, EPC rating, and features.
How do letting agents calculate how much rent to charge?
UK letting agents typically set asking rent by comparing your property to recently let "comparables" — similar properties in the same postcode or street. They factor in bedroom count, property type (flat vs house), condition, furnishing, EPC rating, parking, and outdoor space. Our tool replicates this logic using 2026 average rents for your postcode area as a baseline, then applies measured adjustments for each property feature.
What is a good rental yield in the UK?
A gross rental yield of 5% or above is generally considered a good return in the UK. In London, yields of 3–4% are more typical because property purchase prices are very high relative to achievable rents. Cities like Liverpool, Manchester, Leeds, and Nottingham often deliver 5–8% gross yields. Net yield (after mortgage, management fees, maintenance, and void periods) is typically 1–2% lower than gross.
Does EPC rating affect how much rent I can charge?
Yes, and increasingly so. Research from Rightmove indicates that properties with an EPC rating of C or above achieve measurably higher rents and let faster. The UK government is also consulting on requiring all new tenancies to meet EPC E or above, with stricter targets proposed for 2028. Upgrading from an F or G rating typically involves loft insulation, cavity wall insulation, or a more efficient boiler — investments that often pay back through higher achievable rent and fewer void periods.
How accurate is an online rental valuation estimate?
Online rental valuation estimates, including ours, are indicative rather than precise. Real market rent varies by street, internal presentation, current local demand, and seasonal factors. Our estimates carry a ±10–15% margin. Treat any estimate as a starting point — then check Rightmove and Zoopla for live comparable listings in your exact postcode before setting your asking rent, or instruct a local letting agent for a free in-person valuation.
